Group trips are the thing the North Shore does best. A house with a pool and a view beats a block of hotel rooms in every way that matters — and it usually costs less per person.

Here is how to book one without the common mistakes.

One large house, or two next to each other?

Above about twelve people, two neighbouring properties often work better than one large one. You get more bathrooms, more kitchen space, and somewhere for the early risers to make coffee without waking everyone.

We manage multiple properties in the same communities, so booking two houses near each other is straightforward. Ask us — this is the single most useful thing we can do for a group booking, and it does not occur to most people.

What actually matters at scale

Bathrooms, not bedrooms. Twelve people sharing two bathrooms is a bad week regardless of how nice the house is. Count bathrooms first.

Sleeping arrangements, not headline capacity. “Sleeps 14” may include a sofa bed and bunks. For adults splitting a cost evenly, who gets the sofa becomes an actual conversation. Read the bed configuration.

Kitchen and dining. Cooking for a group needs worktop space, a table that seats everyone, and enough seating outdoors. A house that sleeps 12 but seats 6 at dinner will annoy you nightly.

Parking. Groups arrive in four or five cars. Community rules cap what you can park, and it is worth checking rather than discovering.

A pool, in summer. Non-negotiable between June and September.

Occupancy limits are real

Every property has a stated maximum, and it is firm. The limits reflect septic system capacity, insurance terms, and community rules — not arbitrary strictness.

Do not book a house for 10 and arrive with 14. It puts the owner’s insurance at risk and it is grounds for ending the stay.

Stays, not events

We rent houses for private stays. Weddings, receptions, and parties are not permitted, and this is enforced by the community as well as by us.

If you are planning a wedding on Lake Travis, book a venue for the event and rentals for accommodation. Plenty of groups do exactly that, and we are happy to help with the accommodation half.

The money conversation

Get this settled before you book, not after:

  • Split by bed quality, not headcount. The couple in the primary suite paying the same as someone on a sofa bed causes more friction than any other single thing.
  • One payer. One person books and collects; splitting a deposit across eight cards does not work.
  • Agree on groceries and cleaning up front. Whether you are cooking or eating out changes the budget significantly.

Booking timeline

  • Summer and holiday weekends — 3+ months out. Large properties book first.
  • Spring and autumn — 6–8 weeks is usually comfortable.
  • Winter — a few weeks, and the best rates of the year for a big house.
